In 2015 and 2016 I had the opportunity to sell homes in Quail Ridge Farms, a small equestrian community just outside of Nocatee, FL. While working in this unique neighborhood and personally meeting many of the neighbors, I immediately felt a strong sense of community.
While holding open houses, I met the HOA President and many of the neighbors. Asking questions about the community helps me answer questions that potential buyers may have. I pull plenty of market statistical data about homes and communities, but nothing compares to getting to know the neighbors. I never met a stranger, and grew up in a small country town (Lake City, FL), so this felt like home to me!
The community, secured behind gates is one street, a loop called Quail Ridge Drive. Only 47 unique homes, each custom and unique in style, built between 1988 – 2001. The homes on the 33 outer lots are zoned for horses and the HOA allows 2 horses per lot. There is an equestrian trail that surrounds the outside of the community. When buyers see this community and it’s proximity to the beaches, they are drawn to it, creating a demand for living on 2-3 acre lots. The beautiful old oak trees create a quiet sense of enchantment that’s charming. Some homes are completely unseen behind the canopy of trees while others show like large estates.
The community is located in St. Johns County just outside the entrance of Nease high school on Ray Road. It’s zoned for some of the best schools in the state of Florida, including Valley Ridge Academy K-8 school and Nease High School in St. Johns County. It’s a very convenient drive to US 1 (Philips Hwy.) to take you to historical downtown St. Augustine in 20 minutes buy generic ventolin. The new I-295 interchange (9B) is just 15 minutes from the entrance. The new 210 overpass takes you to I-95 South of Jacksonville in 15 minutes.
