Greenleaf Lakes at Nocatee, with it’s 230 homes completed construction in 2017, making it’s average sales price higher than any other comparable community in the Valley Ridge market. Several homes sold for 100% of the list price, which is common for new construction, when upgrades can be added by the builder before closing the sale.
Homes with pools and preserve lots sold for the highest prices. Although the highest home sale in record sold this year for $620,000 with no pool and at 97% of it’s listed price, over $300k more than the average for the neighborhood.
How do pool homes compare?
Two homes sold in 2017 with pools, not giving enough data to determine if a pool in Greenleaf Lakes will yield a return. The neighborhood has more small homes than the surrounding neighborhoods with smaller backyards and making great homes for first time home buyers and empty nesters, who often don’t want to afford the time or upkeep of a pool. Homes on preserve lots with large backyards (room for a pool) are still the most desirable in Greenleaf Lakes, the same for most of Nocatee.
When is selling season?
The second and third quarters have the most home sales, the highest price per SF, the lowest number of days on the market, and sell at the highest percent of the list price. When you factor in average days on the market, listing in March yields the highest chance of selling between April and August, the hottest market for homes walking distance to Valley Ridge Academy, as
families move in and out for the new school year.
