Plantation Oaks, compared to other communities in Ponte Vedra Beach is a very family-friendly neighborhood. The fees, especially behind gates, are reasonable, and the home sizes are large for growing families. Today’s inventory are all over $900,000 and several homes have been vacant on the market for a long time. The community’s past high sales (over $900k) have been in May/June and January, which aligns with the market’s school year and job relocation trends.
2017 was a year of low inventory across the Ponte Vedra Beach market and the Plantation Oaks community was no exception. With a total of 38 homes sold over the past three years, 12 homes sold in 2017, compared to 19 in 2016 and 7 homes sold in 2015.
There has been a recent shift the Ponte Vedra Beach market in the $700,000 – $800,000 price range. New communities are emerging and buyers are responding to the idea of spending the money on a new home with less maintenance and upgraded features. Even though these communities don’t have the amenities and feel of an established community like Plantation Oaks, many builders are offsetting the lack of amenities with discounted area club memberships.
